How much does a storage unit for sale cost?
The price is set by the seller. It depends on the city, the floor area, the type of unit and its legal status. You will see current prices in the listings below. On top of the price come the purchase costs: the notary fee and, when buying on the secondary market, also the civil law transactions tax (PCC).
Buy or rent a storage unit?
Buying gives you a space for good and the option to sell or rent it out later. However, it requires a one-off expense and formalities at the notary. If you need a unit for a few months or do not know for how long, see storage units for rent.
Legal status: check it before buying
The status determines whether the unit can be bought separately at all:
A room appurtenant to a flat. It is part of the flat (Article 2(4) of the Polish Act on the Ownership of Premises) and usually passes together with the flat. Selling it separately requires changes to its status and the help of a notary.
A separate unit with its own land and mortgage register. It can be bought like any property.
A common area allocated for use. It belongs to all the owners in the housing community, and with the flat you only have the right to use it. Such a unit cannot be bought or sold separately.
A unit in a housing cooperative. The rules depend on the type of right and the cooperative's statutes.
Before you pay an advance, ask the seller for the land and mortgage register number of the unit or of the flat it belongs to, and check it. We describe the whole procedure in the guide selling a storage unit step by step.
Costs after the purchase
The owner usually pays fees to the housing community or cooperative and property tax. Before buying, ask the seller for the amount of the current fees and a certificate that there are no arrears.
Types of units in the listings
Most often these are brick rooms in the basement or boxes made of mesh or steel panels in newer buildings and garage halls. We describe the differences on the storage units page.
Common questions
On the secondary market the civil law transactions tax (2%) is paid by the buyer and collected by the notary. When buying from a developer, where the sale is subject to VAT, PCC is not paid.
Yes. A unit that is a property or part of a flat passes to the new owner by notarial deed. You sign the contract directly with the seller; MaszBox is not a party to it.
The land and mortgage register, including whether there is a mortgage, and a certificate from the housing community or cooperative that there are no arrears in fees.
It depends on the legal status. If the unit is assigned to a specific parking space, it usually passes only together with it. Check this in the seller's notarial deed and in the land and mortgage register.
The terms depend on the bank. Ask your bank directly, because offers differ.
